5 issues in zoning
Parking zone changes
Three separate ordinances would delete and add restrictive parking zones on specific streets, including 330 Avenue E, and shift no-parking hours on some streets to 7:30 AM–5:00 PM weekdays. Public hearings are set for November 10, 2026 — so neighbors still get a say.
Short-term rental ordinance enforcement
Neighbors say a short-term rental on West 42nd Street has operated like a year-round party house, far exceeding the ordinance's 60-day limit, with no real mechanism to track stays. Residents are demanding stronger enforcement, a stop-order option, and fixes to the self-reported compliance system.
Harbor Station North redevelopment plan amendment
A fifth amendment to the redevelopment and purchase-sale deal with Centre Street Redeveloper LLC for a parcel at 40th Street and Chosin Few Way was on the agenda.
Data center ban ordinance
A proposed ordinance would define 'data centers' and ban them as a permitted use in every zoning district in Bayonne. That decides where — and whether — warehouse-scale server facilities could ever open here.
Master Plan re-examination and community input
Two big policy ordinances were introduced: one reopens the master plan to draw clearer zoning lines protecting residential neighborhoods, the other would force PILOT developers to start construction on a deadline (that one got pulled). Both head to a March 18 hearing.
